+ Can you walk to the beach from the Villas El Mirador?
Yes. There is a road through the forest that winds down the hillside to our private beachside club, Mirador Beach Cabana Club, just a 5 minute walk. From here, you can stroll three miles of pristine beaches; walk to your favorite surfing and snorkeling spots, or to the town of Troncones, less than a mile south. For those who prefer to drive, there is also ample parking at the club.
+ How far away is Troncones?
Troncones is a 5 minute drive, 8 minute bike ride, or 15 minute walk from the villas.
+ What amenities are included with each villa?
Each villa includes:
- Customized Kitchen
- Premium kitchen appliances: refrigerator, stove, washer/dryer
- Ceiling fans
- Air conditioning
- Parking space
- Spacious outdoor terrace overlooking the ocean
- Outdoor shower
+ How do I purchase property in Mexico?
The most common way to purchase residential property is through a “Fideicomiso,” in which the title to your villa is held in trust by a Mexican banking institution, commonly major international banks licensed to do business in Mexico.
+ What is the cost to establish a Fideicomiso?
The cost to establish this trust and complete the sales is included in the purchase price of each unit. Thereafter, the annual fee is approximately $430 per year for a typical 2-bedroom vacation home in this area.
+ What are the Homeowner Fees?
Estimated cost as of January, 2019 are as follows; $350.00 - $650.00 USD/ month, the variation on price depends on the size of the villa.
+ Pets
Pets are allowed for homeowners, but not for outside guests.
+ Property taxes
Common area taxes are covered by the HOA. Home owners pay individual taxes on their units – they are very low in our area and we estimate them to be less than $500 per year.
+ Insurance
Common areas are covered by the HOA. Homeowners can also purchase additional insurance for villas.
+ Parking
Villa El Mirador provides parking for each individual villa. There is limited visitor parking in the common area.
+ Utilities
Owners will be responsible for their electric and water meters, phone/internet line and satellite hookup for TV. The administration will provide one satellite dish per building, discreetly placed.
+ Common Area Furnishings
Furniture and appliances on common areas are included in the price of the condo.
+ Haulage and Installation
Villa El Mirador charges an installation and/or haulage fee for any product, appliance or furniture that requires us to do the installation and delivery inside condo.
+ Administration
Administration will manage bill paying and provide a monthly statement to each homeowner.
+ Rentals
Administration will offer service of rental management for a fee. Owners are allowed to manage their own rentals. There will be some restrictions on rentals rules.
